What it actually means

There are active termites at the base of your garage wall. Section 1 items are the serious kind, and in most sales the seller pays to fix them. Treatment for this usually runs $1,200 to $2,500. That "further inspection" line means part of the crawlspace was blocked, so ask what it would take to open it up before you negotiate.

What the document says

Dwelling Coverage A adjusted to $1,142,000 per inflation guard endorsement. Premium reflects revised replacement cost valuation and wildfire exposure rescoring effective at renewal.

What it actually means

Your insurer raised the amount your house is insured for automatically, and your wildfire risk got re-rated, so your bill went up. The coverage bump may be fine, but the rescoring is worth challenging or shopping. Homeowners who re-shop after a rescoring like this often save $800 or more a year.

What the document says

Observed moisture staining at hall bath supply line escutcheon. Unable to determine if active. Recommend evaluation by qualified plumbing contractor prior to close of escrow.

What it actually means

There’s a water stain under the bathroom sink and the inspector can’t tell if it’s an old drip or a live leak. This is a $150 plumber visit, not a crisis, but get it answered before closing because "unable to determine if active" is exactly the phrase sellers hope you skim past.
