Who We Are

HomeWiz is a home intelligence platform that helps homeowners understand and optimize their homes over time. We are operated by Seb Frey, a California-licensed real estate professional, based in Los Gatos, California.

Information We Collect

We collect information you provide to us directly and information we gather automatically as you use the Services.

The information you provide directly includes your name, email address, phone number, and any account credentials you create. It also includes information about your home or homes, such as address, property details, ownership history, and any details you choose to add about your mortgage, insurance, utilities, home features, or life circumstances. It includes documents you upload, such as insurance statements, mortgage statements, utility bills, and photos. It includes preferences you set, feedback you send us, and any messages you send us through the Services.

The information we collect automatically includes standard technical information about your device and connection, such as browser type, operating system, IP address, referring pages, and pages viewed on our Services. It also includes information about how you interact with the Services, such as which pages you visit, which features you use, and how long you spend on each. We collect this information using standard web technologies including cookies, log files, and similar tools.

We may also collect information about your home from third-party sources, including public records, real estate databases, and market data providers, to enrich your dashboard and provide you with useful context about your property.

How We Use Your Information

We use the information we collect to operate and improve the Services. This includes creating and managing your account, providing you with information about your home, generating recommendations and alerts, responding to your questions and requests, communicating with you about the Services, and improving the Services over time.

If you have opted into marketing communications, we may use your contact information to send you updates, tips, or offers related to homeownership. You can unsubscribe from marketing communications at any time using the link at the bottom of any marketing email, or by contacting us directly.

We may share aggregated, anonymized data about our users with business partners, researchers, or advertisers for analytical purposes. This shared data does not identify you personally.

We may present offers or advertising from third parties within the Services. When these offers are shown, we may share limited information with the third party to determine relevance, and we may receive a fee if you engage with them. We disclose these relationships as required by law. We do not sell your personal information to third parties.

We share your information only in the following circumstances.

We share information with service providers who help us operate HomeWiz, including hosting providers, database providers, email delivery services, analytics providers, and payment processors. These providers only receive the information they need to perform their services and are required to protect it.

We share information with third-party providers whose services you request through HomeWiz, such as when you request a quote from an insurance broker, mortgage lender, contractor, or other partner. In these cases, we share only what is needed to fulfill your request, and the provider's own privacy policy governs their use of the information.

We share aggregated or anonymized data, as described above, with business partners for analytical purposes.

We share information when required by law, including in response to lawful requests from government authorities, or when necessary to protect our rights, our users, or the public.

If HomeWiz is acquired by or merges with another company, your information may be transferred to the new company as part of that transaction.

Documents You Upload

If you upload documents to HomeWiz, such as insurance statements, mortgage statements, utility bills, or photos, we store them in encrypted form on our storage provider. Only you and HomeWiz staff acting on your behalf can access your documents. We do not share your documents with third parties without your explicit consent, except as required by law.

Cookies and Similar Technologies

We use cookies and similar technologies to remember your preferences, maintain your session, understand how the Services are used, and support advertising as described above. You can configure your browser to refuse cookies, but some parts of the Services may not function properly if you do.

We may use analytics providers such as Google Analytics to understand how the Services are used. These providers may set their own cookies subject to their own privacy policies.

How We Protect Your Information

We use industry-standard technical and organizational safeguards to protect your information, including encryption in transit and at rest for sensitive data such as uploaded documents. Access to your account is protected by your credentials, and access to our systems by staff is limited to those who need it to operate the Services.

No system is perfectly secure. While we make good-faith efforts to protect your information, we cannot guarantee absolute security. You share information with us at your own risk, and you are responsible for keeping your account credentials confidential.

How Long We Keep Your Information

We keep your information for as long as your account is active and for a reasonable period afterward to fulfill legitimate business, legal, tax, or accounting requirements. If you close your account or ask us to delete your information, we will delete or anonymize it, except where we are required to retain it for legal or legitimate business reasons.

Backups may retain data for a limited additional period before being overwritten.

How We Protect Your Data

Your home is personal, and so is the information you share with HomeWiz. This section explains, in plain terms, how your data is stored, who can see it, and the steps we take to keep it safe.

Where your files live

When you upload a document or photo — an insurance declaration, a mortgage statement, a photo of your home — the file itself is stored with Backblaze B2, a professional cloud-storage provider, and is encrypted at rest using AES‑256 encryption. The file is never stored in our main application database; the database only keeps a reference to it.

Your files travel over an encrypted (HTTPS/TLS) connection every step of the way — from your browser to our servers, and between our servers and our storage provider.

Who can access your data?

You can. And, for a property, only the people you have explicitly invited to co‑own that property can see its files and details.

Access is checked on every single request, on the server — not just hidden in the interface. If someone isn't authorized, the system behaves as though the file doesn't exist at all.

Our storage is kept in a private bucket. Files are delivered through short‑lived, single‑use links that expire within about ten minutes and can't be reused or shared.

Your password is never stored in readable form — it's protected using industry‑standard one‑way hashing — and email/password accounts must be verified by email before they can be used.

How your information is used

We do not sell your personal information. HomeWiz is free and supported by advertising, but advertisers do not receive your identity, your address, or your documents. Ads are matched to general situations, and any home you view privately or share with others is never used to reveal your information to an advertiser.

To help you understand your documents, we use a trusted AI service (Anthropic's Claude) to read an uploaded document and pull out useful facts (for example, a policy renewal date or a home's square footage). That content is processed only to provide this feature — it is not used to train any AI model, and we do not share it elsewhere. You have the right to access the personal information we hold about you, correct inaccurate information, request deletion of your information, and export a copy of your information in a machine-readable format. You can exercise these rights by logging into your account and using the available controls, or by contacting us using the information at the bottom of this policy.

We may need to verify your identity before responding to a request. We will respond within the timeframes required by applicable law.

California Residents

If you are a California resident, you have specific rights under California law, including the California Consumer Privacy Act (CCPA) and the California Privacy Rights Act (CPRA).

You have the right to know what personal information we have collected about you, the categories of sources from which it was collected, the purposes for which it is used, and the categories of third parties with which it is shared. You have the right to request deletion of your personal information, subject to the exceptions provided by law. You have the right to correct inaccurate information. You have the right to opt out of the sale or sharing of personal information, though HomeWiz does not sell personal information.

The Services may contain links to third-party websites. We are not responsible for the privacy practices or content of those websites. When you leave HomeWiz, you should read the privacy policy of any site you visit.

Children

HomeWiz is not intended for use by children under 13, and we do not knowingly collect personal information from children under 13. If we learn that we have collected such information, we will delete it.

Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we will revise the "last updated" date at the bottom of this page and, if the changes are significant, we will notify you through the Services or by email. Your continued use of the Services after changes take effect constitutes acceptance of the updated policy.
